Master Community Service Charge
The Master Community Service Charge goes towards the maintenance of all areas and facilities within the various mixed-use communities. The charge is allocated to all plots and is determined by two factors:
Gross Floor Area (GFA)
Development status of your plot
How the Master Community Service Charge is structured?
All plot owners and property right holders are required to contribute to this Fund through the implementation of the Master Community Service Charge. This Fund is managed with full transparency and accountability; an annual report is supplied to plot owners and property right holders detailing works carried out each year with related costs.
Plot owners and property right holders are also notified of all works planned for the coming year along with projected costs.
To be deposited into a separate fund intended for major infrastructure replacement,upgrades and improvement works.
To cover daily operations relating to assets and management, corrective maintenance and preventive maintenance of infrastructure assets.
Master Community Declaration : In line with international best practice and the governing legal framework in Dubai, the Master Community Declaration (MCD) ensures the relationship between the Master Developer, plot owners and other property rights holders is properly regulated. The MCD sets out the terms & conditions governing the development and operation of each Master Community, including its management, administration, maintenance and control .
